Longboat Key, Siesta Key and Lido Key offer distinctly different island lifestyles. Downtown Sarasota provides walkability and condominium living close to restaurants, arts and the bayfront. Lakewood Ranch offers newer homes and master-planned communities, while established Sarasota neighborhoods can offer larger lots, mature landscaping and proximity to the city’s cultural and coastal amenities.

Waterfront and Coastal Living in Sarasota
Waterfront real estate is one of the things that makes the Sarasota area so unique, but not all waterfront property is the same. Buyers may be considering Gulf-front condominiums, bayfront homes, canal properties with boating access, or homes within walking distance of the beach.
For buyers who own a boat or plan to purchase one, details such as bridge clearance, water depth, dockage, boat lifts and access to open water can be just as important as the home itself. Flood zones, insurance and the condition of seawalls and docks are also important considerations when evaluating waterfront property.

Siesta Key combines world-famous beaches with a more casual island environment and a variety of homes and condominiums. Lido Key offers beach and waterfront living close to St. Armands Circle and downtown Sarasota.

Downtown Sarasota and Established Sarasota Neighborhoods
Downtown Sarasota appeals to buyers who enjoy condominium living and being close to restaurants, cultural attractions, the bayfront and many of the city’s amenities. Just outside downtown are established neighborhoods offering everything from historic homes to newer luxury construction.
Sarasota also has many distinctive neighborhoods and communities throughout the mainland. Location, lot size, architecture, proximity to the water and the age of the homes can vary considerably, which is why understanding the individual neighborhood is an important part of the home search.
Lakewood Ranch, Bradenton and New Construction
Buyers who prefer newer homes and master-planned communities often expand their search beyond Sarasota into Lakewood Ranch and the greater Bradenton area. These communities can offer new construction, neighborhood amenities and a wide variety of housing options.
New construction also requires a different approach than purchasing a resale home. Builder incentives, lot premiums, upgrade costs, HOA fees and CDD fees can all affect the true cost of a property. Buyers can benefit from having their own real estate representation when evaluating builders, communities and available homes.
